Nine independent halls are available to rent on a fully serviced 3.7-hectare site right at the Serbian border – individually from 1,174 m², or combined up to approx. 6,500 m² of continuous space. Office, manned gatehouse, weighbridge and truck roadways on site, ready for immediate occupancy.
Overview

Introduction
An industrial unit with working infrastructure where production or logistics can start without conversion – and the 9 independent halls can be freely combined or used separately.
The activities permitted on the site are governed by the local building regulations in force; we are happy to provide details.
The site was built in 2006 in a single phase with consistent technical solutions: Lindab roof structure, sandwich panel walls, ground-level drive-in doors. Four of the nine halls are fully insulated, of which 4,730 m² are also heated – this part is suitable for temperature-controlled storage or production. The other five halls are partly insulated, ideal for cold storage or seasonal stock. Three halls plus the smallest unit are interconnected by passageways, giving a continuous, obstruction-free area of approx. 6,500 m².
The site is served by paved, truck-accessible roadways, with a gatehouse and weighbridge at the entrance. The 240 m² office building is air-conditioned and cabled and has a server room; the weighbridge house contains welfare rooms (changing room, kitchenette). Current site coverage is 44% against a permitted 60%, so expansion is possible.

Location
The site is located in the outskirts of Röszke, within the catchment of the M5 motorway and the Serbian border crossing – serving both the Hungarian market and traffic heading to the Balkans. Szeged's industrial development zone is 14 km away.
Labour is available from Szeged and the surrounding villages; the site is also reachable by public transport.
